The 6 Best Daycare Franchises

From Franchise Business Review's 2025 list, ranked by franchisee satisfaction (they interviewed thousands of franchisees). Source: franchisebusinessreview.com/post/best-childcare-franchises. Every brand links to its free owner-satisfaction report below.

How this ties to the plan: all six brands let a franchisee control the real estate at the high end of their investment range, so a franchise brand and the own-the-building tax thesis are compatible, you get the brand, curriculum, site help, and faster fill, while still owning a depreciable, appreciating asset. With ~$2M, the lease-model versions are easily affordable; the own-the-land versions need SBA 504 leverage (already the plan). Trade-off: a 7% royalty + ad fund vs. going independent. This list ranks by satisfaction, a different lens than the economics-and-fit scan done separately.

*Franchise Business Review's published figures. Note these are brand-provided ranges: the low ends reflect the lease model; owning the land and building pushes the true all-in far higher (Goddard land+build runs ~$5.2M-8.5M, TLE's owner-build ~$2.15M-5.6M per their FDDs). For the own-the-building plan, budget the high end and finance it with SBA 504.

Beyond this list

Franchise Business Review ranks by franchisee satisfaction, so this list is a great "who are owners happiest with" filter, but it is not the whole universe. The separate 12-brand fit-and-economics scan also covered Primrose, Kiddie Academy, Celebree, Kids 'R' Kids, Discovery Point, Little Sunshine's, and Big Blue Marble. Two brands appear on both lists and rank as the strongest overall fits for the own-the-building plan: The Learning Experience and The Goddard School, both of which explicitly allow a franchisee to own the real estate and appear to have open territory in Reno.

Next step if going the franchise route: request the free owner-satisfaction reports for The Learning Experience and Goddard (links above), then ask each franchise-development team two questions: (1) is Reno / Washoe County territory available, and (2) will they support an owner-of-real-estate structure (you own the building via the property company, the franchise operates it) so the depreciation and appreciation stay with you.

Figures are Franchise Business Review's published brand data (2025), cross-referenced with FDD detail from the separate franchise scan. Franchise fees, investment ranges, and Item 19 earnings must be confirmed against each brand's current Franchise Disclosure Document before relying on them.
